  • Q. Where do I start?

    A. The first step to selling your property is arranging an accurate property valuation to find out how much your home is worth. Blue Bricks Estates can provide you with a free, no obligation appraisal, from our local, experienced property Valuers.

    We advise completing any home improvement projects and making your house look its best before you even get your property valued. However, we always take into consideration current improvements/projects when valuing a property.

  • Q. How much will it cost me?

    A. Estate agent fees – this will either be a fixed fee or a percentage of the purchase price. We will outline all our fees to you when we visit your home for valuation with no hidden costs.

    Energy Performance Certificate – this is an outline of the energy efficiency rating of your property which you are legally obliged to provide prior to marketing your property for sale. It gives a property an energy efficiency rating from A (most effective) to G (least efficient). EPCs are valid for 10 years. It must be produced by a certified Domestic Energy Assessor or a Home Inspector. Blue Bricks Estates can arrange this for you at an additional cost.

    Legal fees for conveyancing – this is the legal transfer of your property to the buyer and you need to instruct a solicitor for this to happen.

  • Q. Do I need to use an Estate Agent?

    A. Selling a property can be very stressful hence why we are here for you. The skills of an estate agent and the benefits our service provide are often underestimated. The vast majority of sales are conducted by estate agents, whose responsibility it is to market a property at the most appropriate price in the circumstances.

  • Q. Choosing the right agency?

    A. Speak to local estate agents and ask them about the services they offer, the current state of the local market, and the purchase price you can hope you achieve. You must choose an estate agency that you feel confident in – remember they will be responsible for selling your home.

  • Q. Are you a member of any associations of governing bodies?

    A. At Blue Bricks Estates, we take the quality of service very seriously. That's why we are proud to be members of the main regulatory governing bodies for Estate Agents in the UK. This allows us to ensure complete peace of mind and to focus on guaranteeing an excellent service. We are regulated by the Property Ombudsman.

  • Q. What’s the difference between an online estate agency and a high street agency?

    A. Most online or ‘hybrid’ estate agents don’t have a local office. A ‘local property expert’, who can sometimes be responsible for a large area, will visit your home to give you a suggested asking price. Once your property is listed in most cases, you’ll deal with a national call centre for any queries relating to the sale.

    In contrast, a high street agency like Blue bricks Estates offers trained, experienced professionals working locally. You can visit our branch at any time, and we pride ourselves on supporting customers right up until moving day. The other difference is that most online estate agents take payment up front (or via a credit agreement). This means they have no incentive to sell your property, because they’ve already made their money. We offer a no sale, no charge option – so you don’t have to pay a penny unless we sell your home.

  • Q. Market appraisal process?

    A. After using their experience, insight and all available resources to research the most recent sales in your neighbourhood, our trained marketing consultant will visit your home to view the property.

    This is your opportunity to tell them about any improvements or upgrades you’ve made. Getting an accurate initial price from a property valuation is essential when marketing your home, as interest is at its highest when your property first goes onto the market.

    They’ll explain what Blue Bricks Estates has to offer to maximise exposure, as well as the various selling options available, before giving you a suggested asking price for the property. If you wish to choose Blue Bricks Estates, we will arrange a day to come and take photos which may take up to one hour.

  • Q. Do I need to be home for every viewing?

    A. Not if you sell with Blue Bricks Estates – someone from our team of property experts will be available to accompany all viewings, so you don’t have to worry about meeting purchasers but if would like to be present that’s your choice. We will find a convenient date and time suitable for both yourselves and the potential buyer in that time you may prefer to take pets and children out of your home to avoid interrupted time viewing your property.

    Blue Bricks Estates operate a secure key system, so you can confidently leave a key with us, so accompanied viewings can be conducted by one of our experts, while you are at work, or on holiday. Feedback from the viewing will be provided to you within 24 hours, whenever possible.

  • Q. How long will it take to sell my property?

    A. Not one sale is the same. As there are many factors governing this, the question cannot be given an accurate answer other than a vague timescale of 10-14 weeks assuming the sale is agreed upon and the chain is complete. Your best chance of securing an offer is in the first few weeks of the property being listed, which is why at Blue Bricks Estates we will guarantee to present your property in the best possible light.

  • Q. How do I find a solicitor and when do I instruct one?

    A. If you have your own solicitor in the property sector you can continue to use them otherwise, we can introduce you with one of our recommended local solicitors. Over the years we have worked closely with a number of solicitors and have built great working relationships with them. They offer no win - no fee services and no obligation quotes are easily obtained.

    We would strongly advise you to instruct a solicitor once your property is on the market, as this gives the solicitor time to prepare all the legal documentation for a swift and efficient sale when the buyer is found.

  • Q. Where are my Title Deeds held?

    A. Your title deeds give proof that you own the property, they will need to be transferred over to the buyer as part of the conveyancing process. They’re held by your bank/mortgage lender and your solicitor will need to obtain these and let your buyer’s solicitor have a copy.

  • Q. How are offers dealt with?

    A. We will let you know about all the offers received by phone and in writing. It is in both our best interests to obtain maximum sale price If the offer is not satisfactory to you then we work hard on your behalf to negotiate an offer you are content with. We will put forward all potential buyers offers acquired so you can make an informed decision.

  • Q. What will happen after I’ve accepted an offer?

    A. Please download the guide here, which details all the possible steps up until completion. It’s equally important to respond to your solicitors swiftly in order to prevent any delays.

  • Q. What is ‘Exchange of Contracts’?

    A. The contracts are an identical document signed by the seller and buyer which are then exchanged between their solicitors. At this point the sale becomes legally binding.

  • Q. How long will it take to complete the sale?

    A. Even if there is no chain, it can take around eight weeks to complete local searches and exchange contracts. Often it can take months, especially if there is a complex chain.

  • Q. Do I have to pay Stamp Duty?

    A. No, the buyer is responsible for paying the stamp duty. You’re responsible on paying stamp duty on the property you’re buying.

  • Q. Do I have to pay Capital Gains Tax?

    A. Usually if you’re selling a property that is your main home you won’t have to pay capital gains tax.

  • Q. Is it best to sell (subject to contract) before looking for properties?

    A. It’s entirely your choice, there’s no right or wrong answer. Some people prefer to look for properties first, but you will be in stronger position as a buyer if you have already secured a sale (subject to contract) on your current property.

  • Q. What happens on moving day?

    A. Once all parties are in agreement, the buyer’s solicitor will send the completion monies (e.g. mortgage sum and deposit) to your solicitor, who will then ‘release’ the keys. Your solicitor will be able to update you on the day and confirm a time that you will need to vacate the property.
